Blue Ocean Congratulates Campbell Hearn on New Role as Director of Asset Management

Campbell Hearn joined the Blue Ocean team in 2019 as an Asset Management Analyst. Prior to joining the Blue Ocean team, she began her career as an intern at Colliers International in the property management division. It was there that Campbell developed her interest in building operations and management. After graduating from Towson University, she accepted a position as a Property Administrator at Jones Lang LaSalle, supporting a Baltimore-Metro industrial portfolio. She developed a solid real estate foundation and grew to General Manager for both industrial and retail assets across three states.

Surprisingly, Campbell wasn’t initially planning on a career in real estate management. “I thought I would enter the healthcare industry in a management capacity, however, my  college internship in property management at Colliers International quickly led me down the real estate path.”

Since joining Blue Ocean, Campbell has been developing her industry knowledge across the real estate investment landscape. From developing annual budget processes to providing financial management oversight of the company’s growing portfolio, she has been expanding her expertise in multi-family asset class exposure and management strategies. “There will always be a growing need for housing, so it’s important to invest in this space,” Campbell says. “Our team has done a tremendous job of identifying properties where we believe we can create some real value that not only benefits our investor base but also the surrounding community.”

She faced pandemic-related challenges alongside her team, and was able to successfully onboard and execute a business plan to stabilize a multifamily asset acquired just before the onset of the pandemic. She went on to implement pandemic-founded operational efficiencies for Blue Ocean.

Campbell shared, “I really enjoy executing business plans in partnership with our entire team. Achieving a lender required ‘hurdle’ or delivering a project on time would not be possible without the collective effort of every role: property management, project management, executive team, and the corporate office staff. It is very rewarding to be able to work in a collaborative environment and with a great team.”

“I am looking forward to playing a bigger role in our value creation strategy within our existing portfolio, as well as in our outside market expansion,” Campbell goes on to explain. “Our company is at an exciting transformational stage with future opportunities in the pipeline, and it’s rewarding to be a part of the growth.”
