Six-level Luxury Apartment Building Planned for North Roland Park

BALTIMORE, MD (March 17, 2017) — Blue Ocean unveiled updated plans to Baltimore’s Urban Design and Architecture Review Panel for a 12-acre development parcel in North Roland Park. Blue Ocean envisions the site becoming the home of a 132-unit, six-level luxury apartment community. The project, The Overlook at Roland Park, will be composed of four levels of apartments over a two story parking garage. The groundbreaking of the project is projected for the early fall of 2017 with delivery of the first units expected in the summer of 2019.

The site located just east Belvedere Towers near the intersection of Falls Road and Northern Parkway, is made up of wooded areas, large hillsides, and open space. Belvedere Towers was acquired last year by a group led by Blue Ocean.

Originally, the 12 acre subject site was intended to be improved by an apartment project. Over the years however, these plans never came to fruition. Blue Ocean is now hopeful that they will finally be able to activate the site and have it positively contribute to the lives of its future residents, its community, and Baltimore City as a whole.

The design of the building is intended to be unobtrusive and allow for the natural landscape of the area to complement its existence. “You literally don’t know this building is here,” said architect Ron Brasher, of Brasher Design in Columbia, of the Overlook’s strategic placement among the vast open space of the sprawling property.
